Can someone teach me how to convince the landlord to rent a commercial property to me?

I am interested in a commercial property which is currently leased by someone. I plan to take over it due to a business and there is no bad intention on my part. Heard that this tenant can’t pay his rental. I have approached the management about renting a small space from it. They told me to speak to the tenant which I did. He rejected me. Can anyone give me some idea on how to convince the management that I would be a potential tenant and may help the tenant to ease his burden.

For cash or wait for the current tenant is under contract theres nothing you can do other than pay them off if theyll move in exchange for cash or wait for cash or wait for cash or wait for the current tenant is under contract theres nothing.

They already told you, talk to the tenant. There’s going to be a contract in place, the landlord cannot break it.

For premiuman amount above the space for another purpose how about hiring buyers agent and seeing.
